Why BAH Is Hidden Buying Power
Most military financial advisors miss a critical point: your BAH is effectively a housing subsidy that doesn't require you to buy a house. But when you do buy with a VA loan:
- Your BAH covers your mortgage (at these rate levels, often nearly exactly)
- Your principal paydown builds equity every month — automatically
- Your property appreciates over time
- If you buy multi-unit, rental income reduces or eliminates your net cost
A service member who rents with $3,300/mo BAH and one who buys with $3,300/mo BAH end the same tour in radically different financial positions. One has zero to show for $158,400 in housing allowances. The other has equity, an asset, and potentially rental income.
The Multiplier: What Happens When You House Hack
Take an E-7 with $3,513/month BAH who buys a duplex at $580,000:
- PITI: ~$3,700/month
- Rental income from Unit 2: ~$2,000/month
- Net monthly cost: ~$1,700 — covered by BAH with $1,800 left over
Over 4 years: ~$38,400 in principal paydown + ~$96,000 in appreciation (4% annual) + ~$72,000 in net rental income = $200,000+ total financial impact from one decision.
